District 1Raffles Place, Cecil, Marina, People’s Park
The financial core and the Marina Bay reclamation. Almost everything residential here is recent, tall and 99-year leasehold, sitting above or beside offices rather than in a neighbourhood.

This district straddles two market segments. URA assigns Core Central, Rest of Central and Outside Central by planning area, not by postal district, so D01 contains both Core Central and Rest of Central projects. It matters because market reports quote medians by segment — the same project can be benchmarked against either set and look cheap or dear depending on which is chosen.
No primary school sits inside District 1
Not one MOE primary school has a postal code in sector 01, 02, 03, 04, 05, 06. If a registration band is part of the decision, the question has to be asked per address rather than per district — a home here may still fall inside the 1 km band of a school in a neighbouring district, and that is measurable. Search by school instead.
Stations serving District 1
A station is listed here when it is within 1000 m of a school or a development inside the district — a walking-radius claim, measured, rather than a boundary drawn to make the list longer. Stations carry no postal code, so no exact in-district assignment exists; this is the honest substitute. The distance shown is to the nearest of those points.

Shopping serving District 1
Malls within 1000 m of a school or a development inside the district — the same walk-radius measure used for the stations above, and deliberately not a postal-sector assignment. A mall has a postal code and could be filed by district exactly; the mall a resident actually uses is the nearest one, not the one that happens to share their first two digits.

What actually decides a purchase in District 1
There is not a single primary school inside District 1. If a school catchment is part of the decision, this district cannot answer it — the nearest options sit across the river in D2 and D3, and none of them fall inside the 1km band from a Marina Bay address.
A district page is a description of a place, and no description knows your quantum ceiling, whether ABSD is in play, or how long you intend to hold. Those three answers usually eliminate most of the list above before a single viewing is booked. Run the numbers first — the stress test and stamp duty calculators are on this site and nothing is sent anywhere — then send the constraints.
