What actually decides a purchase in District 4
Sentosa Cove is a market of its own and moves independently of the mainland. Resale volumes there are thin enough that a handful of transactions in a quarter set the published median, so a psf figure quoted for "Sentosa" should always be checked against how many sales it was drawn from.
