District 16Bedok, Upper East Coast, Eastwood, Kew Drive
Bedok, Upper East Coast and Siglap. The East Coast without the Katong premium — larger layouts, more landed enclaves, and a school density that makes it a family district first and an investment district second.

This district straddles two market segments. URA assigns Core Central, Rest of Central and Outside Central by planning area, not by postal district, so D16 contains both Outside Central and Rest of Central projects. It matters because market reports quote medians by segment — the same project can be benchmarked against either set and look cheap or dear depending on which is chosen.
District marketing does not match the postal code on 1 project touching this district:
- Pinery Residences — marketed as D18, postal code 479989 maps to D16.
Primary schools in District 16
Every MOE primary school whose postal code falls inside sectors 46, 47, 48 — 8 of them. Being in the district is not the same as being inside a registration band: MOE measures 1 km and 2 km as a straight line from the school to the home, so the school across the district boundary is often the closer one. Where a school has developments inside 2 km, its own page lists them with the distance.

Stations serving District 16
A station is listed here when it is within 1000 m of a school or a development inside the district — a walking-radius claim, measured, rather than a boundary drawn to make the list longer. Stations carry no postal code, so no exact in-district assignment exists; this is the honest substitute. The distance shown is to the nearest of those points.

Shopping serving District 16
Malls within 1000 m of a school or a development inside the district — the same walk-radius measure used for the stations above, and deliberately not a postal-sector assignment. A mall has a postal code and could be filed by district exactly; the mall a resident actually uses is the nearest one, not the one that happens to share their first two digits.

What actually decides a purchase in District 16
The district straddles the RCR/OCR boundary, and which side a project falls on is set by planning area rather than by postal sector. That matters because market reports quote medians by segment: an Upper East Coast project can be benchmarked against Bedok OCR medians or against East Coast RCR medians and look cheap or dear depending on the choice.
A district page is a description of a place, and no description knows your quantum ceiling, whether ABSD is in play, or how long you intend to hold. Those three answers usually eliminate most of the list above before a single viewing is booked. Run the numbers first — the stress test and stamp duty calculators are on this site and nothing is sent anywhere — then send the constraints.
