A place obtained through home–school distance carries a 30-month undertaking to live at the declared address. That is a real constraint on when the property can be sold or rented out, and it belongs in the holding-period arithmetic before the purchase.

Distances are straight-line on SLA’s SVY21 grid, computed from each development’s own site coordinate. The walking minutes are derived from those straight lines at roughly 80 m a minute, which makes them a floor and not an estimate — the real walk is always longer, and in Singapore it is regularly a canal, an expressway or a fenced estate longer. Walk it once before you pay for it.
