The genuinely short walk. At this distance the station is part of the building’s daily life rather than a decision, and it is the threshold that holds its premium best on resale because it cannot be replicated by anything built later.

Distances are straight-line on SLA’s SVY21 grid, computed from each development’s own site coordinate. The walking minutes are derived from those straight lines at roughly 80 m a minute, which makes them a floor and not an estimate — the real walk is always longer, and in Singapore it is regularly a canal, an expressway or a fenced estate longer.
